Ardencroft residents are encouraged to actively participate in the governance of our town by volunteering to serve on various committees or as an officer. Our direct democracy form of government gives everyone’s voice an equal opportunity to be heard.
Town Meetings
Village of Ardencroft Town Meetings are held on the third Thursday of alternate months beginning in January. Meetings begin at 7:30 at the Buzz Ware Village Center. All residents 1 of Ardencroft are eligible to participate, this includes leaseholders and tenants of leaseholds.

Land Rent
Leaseholders of Ardencroft, as in Arden and Ardentown, do not individually pay New Castle County or Brandywine School District property taxes. Under the Single Tax philosophy of Henry George, Ardencroft leaseholders pay land rent, which is tax-deductible, to the Ardencroft Association, in March. The About section of this website explains more about the Single Tax and land rent. Tenants of leaseholders are NOT responsible for land rent, only leaseholders themselves.
How is Land Rent Determined?
The Board of Assessors recommends to the Directors the land rent rates for leaseholds based on the sum of town expenses (both “non-budget” in the form of the county and school taxes, and “budget” as embodied in the town’s budget, approved in the March town meeting), and the cost of administering the Corporation, while maintaining a “prudent reserve” in an interest-bearing account. The formula is based on lot size. The current formula used to calculate land rent is to charge the first 10,000 square feet at a base rate and square footage over 10,000 is charged 70% of that figure.
When is Land Rent Due?
Land rent invoices are mailed to leaseholders in February. The Land Rent covers the fiscal year, which begins March 25, with a payment deadline of March 31. If the leaseholder has an escrow account with their mortgage company, the invoice will be sent to the mortgage company, with a copy to the leaseholder. Otherwise, the land rent invoice is the responsibility of the leaseholder.
Senior Rebates
New Castle County (NCC) offers senior and disability property tax discounts to citizens who qualify.
Leaseholders who are interested in applying must complete the appropriate application(s). The statewide deadline is April 30th for the upcoming tax year.
The following credits may apply:
1) State Elderly Property Tax Relief Fund Credit (up to $400)
2) Senior Citizen Taxable Assessment “School” Rebate
3) Senior Citizen Taxable Assessment “County” Rebate

Applications for Senior Rebates only need to be submitted once, the rebate will carry over year-to-year.
NOTE: Any outstanding NCC fines or fees for code violations or any other reason disqualifies Senior Rebate eligibility.
Trash – Recycling – Yard Waste Pickup – IMPORTANT UPDATE!!
Beginning in September 2022, Trash Tech will be collecting trash, recycling, and yard waste for all three villages on Tuesdays.

Building and Tree Removal Permit
Building Permits
The Village of Ardencroft is subject to all New Castle County (NCC) building codes. Before applying for a Building Permit from NCC you must first request a ‘non-objection letter’ from the Directors of the Ardencroft Association. NCC will not accept building permit applications without a signed non-objection letter.
To request a Director’s non-objection letter, contact us at permits@ardencroftassociation.org You will need to provide us with two sets of plans. They will be reviewed by Directors and if approved, signed, dated, and stamped. One set is to be submitted to NCC and one set is kept by Directors. New construction/improvements must comply with current NCC codes.
Tree Removal Permits
Per the Village of Ardencroft Ordinance 79-1, no person shall cause the destruction or death of any tree, defined as three (3) inches (7.62 cm) in diameter, measured four (4) feet (1.2192 m) above the ground, by any means including but not limited to cutting; bulldozing, timbering, landfilling or debarking, without having written permission from the Public Works Committee (contact Public Works Chair) that has been signed by four members of the committee.
The penalty for breach of this ordinance shall be no less than twenty-five dollars ($25.00), nor more than one hundred dollars ($100.00) per tree.

Ardens Transporation Plan
Ardencroft is teaming up with the villages of Arden and Ardentown along with WILMAPCO, DelDOT, and other partners to produce a transportation plan by the summer of 2023. Residents and stakeholders will be engaged through surveys, public meetings, and other means to create a list of projects that together implement a vision of a safer, more accessible future for walkers, bikers, transit users, and motorists. The Arden Page
The Arden Page is a monthly publication delivered free to all residents of Arden, Ardentown, and Ardencroft. The Page includes news, notices, classifieds, and other items of interest to residents.
Arden Community Recreation Association (ACRA)
ACRA is a volunteer group comprising members from Arden, Ardentown, and Ardencroft. ACRA runs a 5-week summer program for children of the three Ardens, and also plans and hosts community activities year-round. ACRA is funded entirely by donations solicited during an annual fund drive each May.
Every two years, ACRA publishes a listing of residents in Arden, Ardentown, and Ardencroft. These directories are free of charge and only available to residents. The directory accepts advertising but is otherwise not for commercial use.
The Arden Club, Gild Hall, Library, and Swim Club
The volunteer-run Arden Club operates and maintains the Gild Hall in Arden, for the benefit of the community and various Gilds. The hall serves as a venue for lectures, dances, dinners, performances, and concerts as well as other community events and is available for rental.
The club also operates the public Arden Library and the Arden Swim Club.
Each September the club hosts the Arden Fair, on the Saturday before Labor Day. The Arden Fair has taken place each year since 1907.
The Arden Craft Shop Museum
The Arden Craft Shop Museum, located at the corner of Millers Road and Cherry Lane in Arden, is home to collections of art, craftwork, and artifacts of the three villages. Hours are Sunday, 1-3 p.m., and Wednesday, 7-9 p.m. For additional details, visit ArdenCraftShopMuseum.com.
The Buzz Ware Village Center (BWVC)
The Buzz Ware Village Center (The Buzz) is a hub of community activity for the three villages. Named for Hamilton “Buzz” Ware, a one-time trustee of both Arden and Ardentown, and a founding director of Ardencroft, and an active community member in all three villages, The Buzz is available for event rentals and is home to a monthly Coffee House, as well as art shows, concerts, and ACRA’s annual summer program for children of the Villages.
